Simply put, fractional ownership gives you the opportunity to own part of a cottage, along with the exclusive usage rights that you would expect with any other type of ownership, but in this case only for a certain number of weeks each year. Those weeks represent your “fraction” of the cottage: the part of the cottage’s time that is yours and yours alone, to either enjoy yourself or to rent out if you wish to do so.
At the Cottages at Windermere, there are three types of fractions:
- Five week fractions give you three fixed weeks of use and two floating weeks each year.
- Seven week fractions give you four fixed weeks of use (two of which are summer weeks), and three floating weeks, each year.
- Twelve week fractions give you seven fixed weeks of use (three of which are summer weeks), and five floating weeks, each year.
In addition to being a much more affordable way to enjoy annual holidays at a Muskoka cottage, fractional ownership also provides care-free property maintenance and management, so you can spend your cottage time relaxing instead of repairing and renovating!
Unlike timeshares, with which fractional ownership is sometimes confused, when you purchase a fraction, you are actually buying that piece of equity in the property (whereas with timeshares, the entire cottage or condo remains the property of the timeshare vendor). As a fractional owner, you also become a member of the The Windermere Cottage Association.
